Letter from Owner
Dear Future Homeowner,
Welcome home! It is with full hearts that we write this letter, as this home has been a place of deep joy, comfort, and countless memories for our family. From the moment we arrived, we poured our hearts into thoughtfully updating and carefully maintaining every part of theproperty, both inside and out, always with the intention of creating a space that feels welcoming, peaceful, and ready to be shared.
This home is made for gathering. We have loved hosting friends and family here—holiday celebrations filled with laughter, special events that seamlessly stretched from the kitchen and dining room to the wrap-around deck, and quiet evenings where conversations lingered long by the fireplace or outdoors by the campfire. The layout and flow of the main level was thoughtfully opened up to invite friends and family to make themselves at home, and it has brought us such happiness to watch others feel at ease in this beautiful, cozy space.
In 2023, we fully renovated the main level with open spaces, beautiful wide-plank wood floors, new granite and backsplash, and open shelving while still offering plenty of hidden storage in the kitchen.Nearly every other space in the home has been thoughtfully updated, from new flooring (carpet, wood and tile throughout), paint, fixtures and lighting. We also replaced the sump pump, well pump and ejector pump (Fall of 2024) and the roof (Fall of 2025). We also opened up the backyard for childhood exploring and created a quarter mile of walking and bike trails through the woods in the front of the house. We have taken great pride in the care of this home. Truly, no surface has been left untouched!
One of the greatest gifts of this home is how beautifully it changes with the seasons. In winter, the property settles into a quiet, peaceful stillness, offering a sense of calm and reflection that is truly restorative. Spring brings a fresh transformation as the house becomes surrounded by bright green trees, renewing the landscape with energy and life—your personal hideaway from the outside world. Summer is vibrant and full, highlighted by incredible hydrangeas that bloom in the front garden making the outdoor spaces feel lush and celebratory. In the fall, the trees are simply breathtaking, with gorgeous gold and yellow hickories and red-leafed oaks creating a warm, colorful backdrop that never fails to impress—especially made beautiful during the “golden hour.”
We have also deeply appreciated the balance this location offers—close proximity to the amenities of both Gainesville and downtown Warrenton, while still enjoying the freedom and privacy of country living. Having no HOA has allowed us the flexibility to enjoy a country lifestyle while still enjoying easy access to everything we need, including public and private school options just minutes away.
It is our sincere hope that this home brings you the same comfort, joy,and sense of belonging that it has given us. May it be a place where new traditions are created, friendships are celebrated, families grow, and everyday moments feel special.
With warm wishes for many happy years ahead,
The Joyce Family
