Dear Friends,
To acquaint you with our community and home, we have been encouraged to write some thoughts that may be useful to you in deciding on your next home.
We are located at Lake of the Woods (LOW), a lake and golf community between Fredericksburg to our east and Culpeper, VA to our west. Our friend Doug describes the place as living on a college campus. WE have classes, lots of them but no tests.
LOW is a gated community in Orange County, VA. Our most notable county resident was James Madison, but that was long ago. However, his home is just down the road from us and a great place to take visitors. Life here revolves around whatever you may be interested in. Some people drive to work every day. Some play golf or pickleball and some focus on water activities.
Our home is on a cove on the 550-acre lake. There is a smaller lake here as well. The “big” lake occupies what was once…in the 1840s…a gold mine; but the miners soon headed west for the gold and left a big hole in the ground. Then came the civil war; or depending on where you are from, the war between the states. Either way, this part of Virginia was the heart of the conflict. We are in the immediate vicinity of the Fredericksburg, Spotsylvania, Chancellorsville and the Wilderness campaigns. Yes, lots of civil war history and there is an active Civil War Study Group here.
Back to the lake…about 4,000 homes in the community including about 400 on the lake. Our lot, the one for sale has over 90 feet of shoreline on a deep cove, nice neighbors and fronts to the north. The sun arises in the east, passes over the house and sets in the west where we take awesome sunset photos, especially in the autumn from our dock. The dock was built in 2022 and consists of trex. It is solid and there will be no deterioration. It is configured for our pontoon boat along with a boatlift that conveys with the sale of the property. We are selling the boat as well.
We are governed by an elected board of directors and managed by a highly competent General Manager and staff. There is an annual assessment that funds fire and safety, road maintenance within the lake community, the clubhouse and several amenities. We pay taxes to Orange County to fund schools and other functions.
Now about the house…it was built in 2023 by Battlefield Homes in Fredericksburg. We worked with the builder for an entire year before construction started. We wanted full handicap capability, maximum windows on the lakeside and a large 2 car garage. The home has one bedroom on the main floor and three others on the lower level that opens to the lake. There are two fireplaces, one is propane, the other is electric (ambience, no heat). There is a 500-gallon propane tank buried on the street side. There is a 24-watt generator and an outlet in the garage to power your electric vehicle. There are ceiling fans and smoke detectors in every room, a propane gas line to the kitchen and to the exterior if you wish to use gas for cooking or hook up a barbecue without using a tank. The gravel drive will park 10 or 12 cars, depending on the size of your house party. We selected gravel rather than concrete or blacktop to allow for rainwater absorption rather than dumping untreated water directly into the lake. My favorite room is the unheated garage; wait ‘til you see the floor; it’s a polyurea coating installed when the house was built. I love it. We have two pumps to use lake water, rather than treated house water, for the lawn. There is an outdoor shower and ambient lighting at the dock.
