Dear Prospective Buyer: 

I hope you will love this jewel of a studio the way I have over the years! I purchased it when working as a physician in Alexandria but was based elsewhere. I now work at a different hospital so it makes sense to pass it to someone who can love it like I did.

I am from Alexandria and had a firm sense of where I wanted to buy in terms of location and building. There is a true sense of community when you live in Old Town Alexandria. It feels like you are living in a quaint village with boutique shops, restaurants and access to parks. Walking to the Potomac River and up and down the paths was one of my favorite things to do during the long summer nights. The Boulevard allows for recreation along the beloved “Bike Path” and easy access to the attractions  without the chaos of being right in the thick of it. 

There is a micro-neighborhood right around the building where a new owner could easily be a “local” at restaurants and coffee shops just by going across the street!  When I chose to dine in, I had quick access to Balducci’s and Safeway a couple blocks away. 

Do not let the studio concept deter you. This is a thoughtful floorplan that can more than accommodate sleeping, eating, working and storage space. I have used it personally and rented it out to other professionals that have loved the convenience of this building and location. 

As for your interior, the Boulevard is a charming 1940s building with features that are not seen in newer construction. There are beautiful floors and crown molding that lend to an upscale décor and presence. As you personalize this studio you will love having the hardware store (ACE) for just the right tool or more paint just across the street!

Within the condo building this studio is the ideal location right across the hall from the laundry room. It’s basically like having your own washer/dryer, but without the space constraints. Access and convenience is everything with condo living and this unit has it all. 

Transportation and walkability are essential when selecting the right building. The Boulevard is convenient to the King Street Metro, bus lines and quick access to Reagan National Airport. 

I am sad to be selling this unique studio and location but hopeful that it will go to someone else that will truly benefit from all it has to offer the new owner!
