HEAT Wave in Washington DC and Northern Virginia

Temperatures over 100 degrees on multiple days. What is being classified as a LAND HURRICANE has shut down pockets throughout Northern Virginia & Washington DC. Trees have landed on homes and taken out electricity. We currently have multiple properties with damage to the lot and homes. 

Many shops and restaurants were shut down over the weekend losing tons of money because of no electricity. Gas Stations were closed because of the lack of electricity for the pumps and/or taking payment in Alexandria VA. Tysons Corner has multiple outages and many shops are closed. With the July 4th Holiday weekend this could prove difficult with tourism for a week that typically brings in thousands to see the great Fireworks display and watch The Washington Nationals play on the 4th. 

This was the sign at Rosa Mexicana at The National Harbor yesterday during their festival.

It has been a pleasure to be involved with FCA (Fellowship of Christian of Athletes) for over 21 years in the local Northern Virginia & Washington DC area. In that time we have seen many changes to the landscape of sports, athletics and the influence of FCA as a local charity. I first experienced FCA when the Northern Virginia Director (Dan Britton) mentored me in my spiritual walk and helped us start an FCA chapter at Paul VI High School (PVI) in Fairfax, Virginia. After high school I had a rare opportunity to volunteer as a counselor at a Leadership Camp for development of the young athletes in high school. After college, I returned to the Metro DC area and was able to continue to help with FCA as a local business. Our family Real Estate business had been partnering with this charity to impact the local community since my days at PVI.

Warren Buffett says Buy Single Family Homes

  Warren Buffett says buy up as many single family homes you can right now... Apparently it is the new GOLD. Single Family Homes have often been viewed as the best investment in real estate for Northern Virginia and Washington DC. One advantage over other real estate investments when you compare them to townhouses and condos is not having to pay additional monthly fees. The importance from Buffett is purchasing a tangible asset in a landlord friendly time where we are seeing rent increases across the board. Coyotes, National Realtors and the Virginia, Washington DC Real Estate Market

   I had the opportunity to go to a NHL Hockey game earlier today with a Nationally recognized Top Producer: Nate Martinez from Glendale, Arizona. Martinez and The Nellis Group were both part of the Top 100 Re/Max Teams in the world in 2011. We had a chance to talk about the Phoenix real estate market and I was intrigued to find out it was parallel to the Washington DC metro market.

    Both real estate markets are currently thriving. We are seeing buyers that had been waiting for more homes or lower interest rates start taking advantage of the current inventory. Martinez mentioned that many sales were cash offers and the majority had multiple offers.

     Earlier today we received multiple offers for a home in Alexandria and last week we had multiple offers on another Nellis Group listing. I am in Arizona to also attend and share with other top Realtors from around the Country at a conference entitled "Sellabration". I can't wait to hear about the different real estate markets throughout the country.

Washington DC is the Best City for Families

   Congratulations to the Washington DC Metro Area! We just ranked #1 in the survey done by the home of Parenting and Baby Talk for the Best Cities for Families. DC was highlighted as the clear winner as a result of "great schools, affordable homes, low crime rates, plenty of jobs, and lots of parkland."

    Washington DC is a natural environment for learning and raising a family. Grade School and High School students travel from around the country to land in Washington DC and visit the rich history of our Nation. With 44 museums in town there is plenty to do and a great opportunity to stay busy learning and enjoying the DC metro area. Northern Virginia is full of battlefields from Fredericksburg to Manassas you will find memorials to the wars that have been fought on Virginia soil.

Georgetown: a sought-after neighborhood in NW Washington, DC

Georgetown is one of the most sought-after areas in Washington, D.C., with typically high price points for beautifully restored historic brownstone townhomes, detatched single-family homes, and condominiums. There are also high-end residences along the Georgetown Waterfront.

Washington's wealthiest and most powerful reside in Georgetown, including John Kerry, media icon Ben Bradlee, billionaire Michael Saylor, and even the young John and Jackie Kennedys.

There are many high end and popular restaurants and shopping options in Georgetown, including Morton's, Cafe Milano, Peacock Cafe, Bodega, Mie n Yu, Bangkok Bistro, and Pizza Paradiso. Shop at Betsey Johnson, North Face, Patagonia, BCBG, Banana Republic and J. Crew, or high end/designer secondhand shops like Ella Rue, Annie Creamcheese, and Second Time Around. There is a robust nighlife, too, because Georgetown is the location of popular watering holes like Smith Point, George, Third Edition, Paolo's, Saloun, Garrett's, and Paper Moon.

Regarding education options, Georgetown Visitation and the nearby National Cathedral School are popular prep schools for high school-aged girls. Georgetown Day School is also located here. For public schools, the area is served by Hyde elementary, Hardy Middle, and Walt Whitman high schools. Georgetown University is also, of course, located within Georgetown.

The creative Georgetown BID committe hosts several neighborhood-ride events in Georgetown that combine the area's shopping and dining spots, like the Taste of Georgetown, Fashion's Night Out, and other holiday-centric taste and shopping events.

Golfers can spend the day at nearby courses: Congressional Country Club, Kenwood, and Chevy Chase Country Club are some of the best options.

A comparable, less expensive option to Georgetown is the neighboring neighborhood of Glover Park.

If you are looking to move to Georgetown, then lucky you--you'll be living in a hub of history, culture, nightlife and fun.

Glover Park is a tight-knit community of predominantly young families, students and 20-somethings just north of Georgetown in Washington, D.C., popular for its lower price point compared to Georgetown.

Homes here are almost all rowhomes, sometimes with a parking spot or two behind the home in an alley.

Residents typically will venture to Chevy Chase or Georgetown for shopping, but there are many dining options within the area. Kitchen 2404, Town Hall, Breadsoda, Bruegger's, Z-burger, Rocklands and Gin & Tonic are among them, as well as Whole Foods and a brand-new Safeway. The Safeway is affectionately nicknamed "Social Safeway" because it is frequented by residents of both Glover Park and Georgetown.

Public Transportation is a two-part deal in this community; residents typically take one of the "30-buses" to either Foggy Bottom (Blue/Orange Line) or Tenleytown (Red).

If you're looking for a tight-knit community with a popular dining and night life scene, Glover Park may be the perfect place for you to call home.

Real Estate Trends: Spring/Summer 2011

Homes in Northern Virginia and Washington DC area are Heating UP

    The market is seeing an upturn in the last 30 days... We have seen multiple offers in all different prices... Here is a recap of last week:

A buyer in Prince William County looking at a small split foyer with a sales price of $270,000 went under contract after multiple offers. The home was located in an area called Lake Ridge of Prince William County.

 

A buyer in Fairfax County attempting to buy an REO (Real Estate Owned) or foreclosure home had to compete with multiple offers for a townhome in Fair Ridge. This townhome was listed at $385,000 and did not have a refrigerator.

 

A buyer in Arlington County found a unique home located in South Arlington in Crystal City. It was listed at $850,000 and also had multiple offers.

 

 

      There is 1 COMMON THREAD with all of these homes that received multiple offers. They were all listed at or below market price. When homes are aggressively priced they will typically sell in the first 2 weeks.
