The Nellis Group was honored to participate in a matching challenge with Central Union Mission. We were able to help inspire people to give and help raise more money for DC's homeless.  Central Union Mission raised over $70,000 for the homeless during a special Valentine's Day event and were able to create 7,000 winter survival kits for the homeless with blankets, coats, and more.

One of the things we love about the Central Union mission is their desire to see people go from homeless and transition back into the workplace. We were honored to be able to help them with their special project and look forward to partnering with them again in the future.

Alexandria:

Head down to Mount Vernon in the afternoon for an interesting display of daytime smoke fireworks and colonial style independence day celebration.  The main festivities take place the Saturday after the 4th (July 7th) with fireworks and a birthday celebration for the city.  To enjoy fireworks on the 4th, head down to Old-Town and take one of the Potomac River fireworks cruises.

Arlington:

With the close proximity to DC, the best place to watch fireworks in Arlington is at the Iwo Jima Memorial which has a great view of the city and the national fireworks.  This location is a short walk from the Rosslyn Metro.  Another place to view the fireworks from Arlington is Gravelly Point Park located right off of the GW Parkway before Washington, DC.

Washington, DC:

Head down to Nationals Park early to watch the Nationals take on the San Francisco Giants for an 11:35am start time.  After the game take a walk around the city and get ready to watch one of the biggest fireworks displays in the country on the National Mall.  The fireworks start after 9pm, and make sure you take the metro to avoid the traffic.  One of the secrets to avoid traffic and crowds is to metro to Arlington Cemetery and walk down to the water for a perfect view of the city and the fireworks.

Beyonce and Housing Market in Washington DC

by James Nellis - The Nellis Group

Well they say it is a numbers game. Beyonce has proven she is still on the upswing of everything media and everything current. Recently she was awarded with the title: 2012 "World's Most Beautiful Woman" It was an extensive list that  included the typical line-up of stars, actresses and models. One surprise was the latest star from Hunger Games: Katniss Everdeen or in real life; Jennifer Lawrence. We see this happen over an over again in the world it is all about TIMING. Watching the trends understanding them and acting upon them at the right time.

For instance, in the movie world think about the timing of when movies are released in coordination with "box office appeal" in the summer or prior to the awards ceremony to make sure the movie is TOMA (top of mind awareness) for the voters. The Washington DC and Northern Virginia housing market has been top of mind for many consumers over the last 24 months for good reason. It is one of the few housing markets to see appreciation. Last year the local housing market realized an appreciation, yes appreciation of 6%. With other housing markets still wandering in the desert or trying to avoid another down turn investors and primary buyers have been flocking to our area. The timing and opportunity for releasing your home on the market as a seller right now is perfect. Think of this as the housing market's version of the Summer Box Office. It is our Spring Market and we have limited inventory with buyers wanting to purchase homes. Take advantage of reviewing the Ultimate Marketing Plan

As with any investment it is important to find the right areas to invest and the best homes to compare. The timing of the real estate market in Metro DC today makes us one of the "Most Beautiful Places to Buy" - with lower sales prices and minimal down payments buyers are seeing low monthly payments and investors are putting less down to see their investment dollar yield a return.

Make sure you utilize a Real Estate team that has an investor watch and property management division if you are investing today. If you are buying your first home ask us about the creative financing through our vendor programs.

by James Nellis - The Nellis Group

We are in the middle of the September Sizzle. A market that was fairly quiet throughout August - the month of vacation for most families has ended. September has launched with a true sensation of showings and offers on homes. From 9/1/2011-9/8/2011 we have had 45 showings on our different listings located in Fairfax County, Prince William County, Loudoun County & Washington DC. See the homes today below:

It is typical for our Washington DC Metro market to see a surge in listings and sales in September and October prior to the Holidays. It is vital to have your home not only priced right, staged well but to have a Real Estate Team with the right systems. Find out more about The Nellis Group Marketing System.

Pimmit Hills: homes on spacious quarter-acre lots

by The Nellis Group

Pimmit Hills is a census-designated place located in northeastern Fairfax County, with mailing addresses in Falls Church. The neighborhood is located conveniently in the middle of I-495 (Capital Beltway), I-66 and State Route 267 (Dulles Toll Road).

Most of the houses in Pimmit Hills were constructed in the 1940’s and 50’s, and the neighborhood consists of almost exclusively single-family homes with an average yard size of ¼ acre! Pimmit Hills is known for its beautiful large oak trees and other mature vegetation and parks throughout the neighborhood.

Golf courses and country clubs within the area include Penderbrook Golf Club, Reston National Golf Club, Columbia Country Club and other top-rated courses. There are also numerous sports and recreation fields/facilities, shopping centers, restaurants and entertainment venues throughout the area. Falls Church is home to the Broadale Village Shopping Center, and popular restaurants include La Caraquena, Ireland's Four Provinces, Claire & Don's Beach Shack, and Applebee's. You'll also find the State Theatre, which hosts many popular cover bands, indie acts, comedy nights, and private events.

The Washington Metro System operates the West Falls Church Metro Station within minutes of Pimmit Hills, so all of the action the nation’s capital has to offer is within a quick, convenient metro ride.

Inauguration Day

by James Nellis - The Nellis Group

Inauguration Day 2009 is now upon us... Tomorrow they are predicting not thousands but millions to attend the historical moment. The early count was estimated at 5 Million but now the experts are estimating 2 Million to be in attendance.

For more details on the crowd sizes and estimates click here: CROWD

They held a concert at the Lincoln Memorial on January 18, 2009 featuring artists from Bruce Springsteen to Stevie Wonder and even Beyonce. There are also a host of Official Inaugural Balls and the estimated total cost is 150 Million for all of the events connected with this historic weekend. The Campaign and supporters of Obama have raised approximately 41 Million but will not be able to cover the true cost of this weekend. To see more on the money being spent click: COST

A big concern must be safety especially for tomorrow. The current plan is to close the bridges on the Virginia side going into DC on January 19, 2009. For more details on transportation: Commute to DC

Here is the sample list of closed bridges to the general public and commuter from 4 AM to 7 PM on January 20, 2009.

  • 14th Street Bridge (Buses and Authorized Vehicles Only)
  • Roosevelt Bridge (Buses and Authorized Vehicles Only)
  • Memorial Bridge (Pedestrians and Emergency Vehicles Only)
  • Key Bridge (Buses and Authorized Vehicles Only)
  • South Capitol Street Bridge (Buses and Authorized Vehicles Only)
  •

With many people using the Metro to attend we encourage you to be careful as this could be a disastrous opportunity for those that do not love our Country- the United States of America. Exercise caution and perhaps even watch the event from your own home.

May we seek the better in all men and look to the future with hope of a new day!
