Selecting the Right Realtor: Questions asked by a Seller
Earlier today I was asked by a seller the following questions about our Real Estate services and Team. I thought it would be valuable to share important questions to ask your next Realtor and how we answer those questions as The Nellis Group:

Question 1: How many years have you been in the business?
My mother Vicki Nellis started the company 30 years ago. I have had my Real Estate license for 18 years. More on our team: About Our Company & Our Core Values
Question 2: How many homes do you sell each year? Looking in small markets you may need to scale that down. At a minimum, your Agent should exceed the average number indicated by NAR.
We sell on average 125 homes a year. The average agent sells 6-10 homes a year. Number of homes sold by The Nellis Group this year for last 2 months:
April: 10 May: 11 June: 12 (will settle this month)
Question 3: What systems/partners do you have to help with the process?

Question 4: Who will be working with me throughout the process?
Unlike many Top Producing teams, you will only need one number as I will be your direct contact throughout the process. Because of our professional approach multiple people will be involved to make it a smooth process but you will have my direct cell number for questions and communication.
Question 5: How do you determine value/pricing for the home?
We have a licensed appraiser that helps establish the current market price. Then you and I discuss marketing strategies and where to place your home on the market.
Question 6: How does absorption rate affect the sale of the home?
The definition of absorption rate: the amount of months it would take to sell all the homes for sale in the local market at the current rate they are selling. We review this at a micro level for each property we list for sale prior to going on the market. Absorption rate will impact the time it takes to sell your home.
Question 7: Commission. How much do you charge to sell my home?
We charge 3% to represent you as a seller. We recommend you pay out to another agent 2.5%-3% depending on the inventory and competition.
Question 8: How do you leverage technology and the web to sell my home?
This is one of our major distinguishing points from other Realtors... We implement blogging, video, social fusion, community, custom pages and multiple websites to place your home in front of every possible buyer.
Question 9: What are 3 things that distinguish you from other Realtors in the local market?
